JLL Secures 811 KSF Office Lease for ExxonMobil Subsidiary in ...

Imperial Oil, one of Calgary?s largest corporations and an ExxonMobil subsidiary, is moving its headquarters from downtown Calgary to a 20-acre site that will be developed in the Quarry Park submarket in the Canadian city?s southeast section.

Remington Development Corp., a privately-owned company in Alberta, will build the five-building campus for Imperial that will consist of 810,000 square feet of office space and support facilities.? The project will comply with LEED Gold building standards and will be developed in two phases beginning in 2014 and ending by 2016. The new space enables Imperial, a leader in Canada?s petroleum industry, to consolidate its operations at several downtown Calgary buildings.

?This move represents an opportunity for IOL to consolidate its offices in one location with additional space for expansion and create a great working environment for their people,? said Ronnie Deyo, executive vice president with Jones Lang LaSalle?s Office Tenant Representation Group from Houston, which secured the lease for the oil company.

Deyo headed the team, which also included Executive Vice President Garrold Parratt, Vice President Beau Bellow and Calgary-based Executive Vice President Andrew MacLachlan.

Paul Masschelin, senior vice president of finance and administration for Imperial, noted that the new space was important to the current and future needs of the firm which has ?embarked on a decade-long period of substantial growth and expansion.?

?Remington Development?s plans include five new built-to-spec, state-of-the-art office properties as well as a hotel, fitness center, restaurants and other amenities that will be very attractive to employees and offer an opportunity to live, work and play in one location,? Deyo added.

The oil company?s plans were big news in Calgary, where Colliers International cited it as one of the most notable commercial real estate events in the downtown core during the third quarter.

?This move is significant in that it represents the first instance of a major energy company relocating outside of the downtown core,? researchers for Colliers International wrote in a third quarter market report for the downtown Calgary area.

?The rationale for this move is based on a number of objectives, such as Imperial Oil?s desire to mirror their suburban campus-style operations in the U.S., consolidate their staff into one location, reduce overall premises costs and own their own real estate, as they will in Quarry Park, as opposed to their current lease commitments downtown,? the Colliers International report stated.

Colliers International said the oil company?s move out of the central business district is good news for tenants that will be looking for large blocks of space in the next few years. The CRE firm also predicts it could ?have a dampening effect on achievable rents? and may also spur other major energy companies to look outside the downtown core for some of their office needs.

Closer to home, the JLL Office Tenant Representation Group recently completed leases totaling more than 76,0000 square feet in Texas. JLL Managing Director Steve Thelen represented Pacific Union Financial, which leased 43,396 square feet of office space at 8900 Freeport in Irving, Texas. Hawkeye Communication renewed and expanded its lease at Quadrangle Office Tower at 2828 Routh St. in Dallas for a total of 33,000 square feet of space. Jones Lang LaSalle?s Executive VP Russell Cosby, Senior VP Brooke Armstrong and Associate Rachel Brown represented Hawkeye.

Insurers prepare for impact of Hurricane Sandy

BOSTON ??Insurers say they are making the usual preparations for a hurricane ? activating claims teams, staging adjusters near the locations most likely to be affected and generally getting ready to pay for a potentially huge volume of losses.

"We plan for weather events such as this, so we feel well prepared with resources strategically positioned to quickly assist customers who may be impacted," Travelers spokesman Matthew Bordonaro said in an early Sunday e-mail.

Hurricane Sandy takes aim at Eastern Seaboard

Travelers is the third-largest insurer in New York for both personal home and auto and commercial lines of insurance, and the second-largest in Connecticut.

Bordonaro said the company had also activated continuity plans for its own employees, so it can sustain operations despite having staff clustered in New York and Hartford.

Had Sandy hit in 2011, it may have been more of a problem for the insurance industry, which dealt with record-breaking losses around the world last year, mostly from U.S. tornadoes and Asia-Pacific earthquakes.

But in 2012, most insurers' disaster losses are down substantially, leaving them with more capacity to absorb the billions of dollars in costs some expect from Hurricane Sandy.

"In terms of losses, I certainly don't think it's going to be the largest loss of the last 100 years," Tom Larsen, senior vice president of Eqecat, said in an interview late Friday. "It's not an end-of-days scenario."

Chubb Corp, another of the major insurers in the Northeast, said early Sunday that it has been working for days to move staff around so they are positioned to respond.

Weather is unlikely to interfere with claims processing, a spokesman said, even though the company is headquartered in New Jersey, Chubb has a major center in Arizona that can handle claims as needed.

State Farm, the country's largest home and auto insurer and the market leader in New York and New Jersey, said late Saturday it had agents and catastrophe teams on standby waiting for Sandy's arrival.

"We'll be ready to handle claims as soon as the storm hits," a spokeswoman said.

Allstate, which trails close behind State Farm in the home and auto market, said it was placing its catastrophe response teams in North Carolina, Pennsylvania and Virginia to be able to respond more quickly after the storm.

A spokeswoman said the company is also urging its insured customers to heed evacuation orders, having found in a study earlier this year that more than one in four would ignore those orders until the last possible moment.

For most private insurers, the biggest impact from Sandy is likely to be wind damage to roofs and cars, as well as business losses from prolonged power outages.

But the brunt of the storm's financial impact may end up falling on the National Flood Insurance Program, which is responsible for almost all flood coverage in the country.

A unit of the Federal Emergency Management Agency, the NFIP paid out $1.28 billion in losses last year from Irene, making it the fourth-costliest flood event of the last generation.

Man United midfielder Kagawa to miss 3-4 weeks

MANCHESTER, England (AP) -Manchester United midfielder Shinji Kagawa will miss three or four weeks with a left knee injury, ruling him out of Premier League matches against Chelsea and Arsenal.

The Japan international, who was the Bundesliga player of the year last season at Borussia Dortmund, picked up the injury on Tuesday in United's Champions League win over Braga.

United manager Alex Ferguson says "I think playing on with the injury did not help the situation for him, even though he did well to play on with it. It's disappointing for him."

Manchester United has four tough games in 10 days. They play at Chelsea twice, including a League Cup match, and then host Arsenal before travelling to Portugal to play Braga.

Our remarkable species has existed in its present form for about 100,000 years. That?s about 0.0025% of the total time that we think life has existed on this planet. We, and the vast network of life around us, occupy barely a couple of percent of the volume of this world ? its surface, a few kilometers into its subsurface, and some way up into its tenuous atmosphere. The Earth is an end product of the agglomeration of the equivalent of about a trillion kilometer-sized planetesimals that themselves coalesced from the sticky microscopic dust of a proto-planetary disk some 4.5 billion years ago. Altogether that represents about 0.003% of the total mass of that original smear of dust and gas that stretched from a youthful Sun to far, far beyond the orbit of Pluto. Today the Earth occupies about 0.0000000000000003% of the volume of space encompassed by a sphere just large enough to contain the orbit of Neptune. And it would take more than 4,400 of those spheres lined up edge-to-edge to reach the nearest star system and the nearest known exoplanet of Alpha Centauri B.

Our Galaxy, the Milky Way, contains at least 200 billion stars. Seventy-five percent of these stars are not individually visible to the naked human eye, they are too small and faint ? smaller and fainter than the Sun. The nearest large galaxy to us, Andromeda, is about 2,700,000,000 times the diameter of Neptune?s orbit in distance, and is moving more or less directly towards us at nearly 70 miles a second. It contains about a trillion stars and will come lumbering into the Milky Way in about 4 billion years time.

Beyond this small cosmic patch lies a 13.7 billion year old universe containing as many as 400 billion galaxies and more than 10,000,000,000,000,000,000,000 stars and perhaps at least as many planets. In a few hundred billion years the accelerating expansion of space will isolate all these galaxies, stretching the light passing between them to such an extent that no observer in any one galaxy will be able to see the others.

And that, dear reader, is pretty much that.

We are, I?m afraid, an unfathomably microscopic presence amid all of this. But this is our lot, our serving of existence. We can ignore it, we can rail against the injustice of it, and we can invent reasons to disbelieve it. Or we can embrace this vast cosmic wellspring for what it is, our home.

About a week ago I participated in the BBC World Service?s radio show The Forum, talking about black holes, galaxies, and some of the fascinating peculiarities of this universe. I was also asked to come up with a ?60-second idea to change the world?. Imagine, said the producers, that you?re president of the planet and that you can address something that bothers you or that you think would make the world a better place ? radical or controversial, or just plain unexpected.

Eventually, after much pacing and gnashing of teeth I came up with this (download here)

The essence of the ?big? idea is actually pretty simple (and more serious than it might appear). Let?s treat our cosmic environment with the same level of seriousness as we treat all the ordinary stuff right under our noses. And let?s incorporate it into the fabric of our children?s education and our own lives. At school we?re taught grammar by learning about trees, cats, dogs, clouds, cars, and bicycles. We learn algebra with dull exercises about buying candy or sharing apples. Why don?t we do all of this with reference to asteroids, comets, planets, moons, stars, interstellar space, and galaxies? We can also count the moons of Jupiter, the craters of Mercury, the rings of Saturn and the number of stars in the sky. In doing so we?d instill a basic knowledge of our cosmic environment, bringing it to earth, into view. Adults could do the same. Stop making small talk about sports events and discuss something really big and important; supernova, life on other worlds, the fate of the universe. Don?t be bashful.

Why? Well, right now we are dusty little hominids in an unspeakably tiny bit of the universe, and unless we get a proper perspective this may be how we remain. A ready vision of our cosmic existence would help. It might make it just a little easier to be better behaved with each other, be more conscious of our species? needs and the multitude of natural dangers facing us across not just years but millenia and eons. Maybe, just maybe, we?d think a little bigger and find some ways to extend humanity?s use-by-date by stepping out into the void.

In other words, by doing nothing more than applying our remarkable brains to learning a few more facts about the universe around us we might inch a little way closer to true cosmic citizenship. A simple act that could carry us to eternity as well as make our present lives so much better.

Will Windows 8 crack the surface?

Firm sales numbers for Microsoft's Windows 8 and its new Surface tablet will not be available for three months, but it may be clear long before then if it has a hit on its hands.

"We can definitely gauge it by chatter," said Emily Chan, an analyst at Bernstein Research. "There is a slight learning curve, so I don't think we will see that big pop that iPad saw."

Microsoft is desperate for the new-look, touch-friendly Windows 8 to grip customers' imaginations, as it looks to regain ground lost to Apple and Google in mobile computing and shake up the moribund PC market.

Perhaps more important is its new own-brand tablet called the Surface, available only through its own stores and website, which will challenge Apple's iPad head on.

"I'd want to know the sales???and return rate???of the Surface," said Sarah Rotman Epps at tech research firm Forrester. "But those numbers will be hard to get since Microsoft is the only retailer."

Early reviews of the Surface have been mixed, generally praising the slick hardware, but faulting battery life and the limited software and applications available.

Some worry that the first Surface model, which runs on a stripped-down version of Windows 8 called RT that is not compatible with old Windows programs, will cause some confusion and dissatisfaction among customers.

The three models for sale on Microsoft's U.S. website are already on back order, suggesting strong demand, but it is not known how many Surfaces Microsoft has manufactured.

"The fact it's back ordered is indicative that there's consumer interest," said Michael Gartenberg, an analyst at tech research firm Gartner. "How Microsoft introduces it, evangelizes it and explains it will determine long term success."

Microsoft has not said if it will reveal sales figures for Windows 8 or of the Surface before its next scheduled earnings on Jan.?24. The company tends to trumpet good news and stay silent otherwise.

After the launch of Windows 7 three years ago, CEO Steve Ballmer waited only a month to announce strong sales. A year later, he waited only 10 days to report record-breaking sales of the Kinect, the motion-sensing add-on for the Xbox. But Microsoft has never shared the sales of Windows-powered phones, which have a lowly 3 percent of the market.

If Ballmer stays silent about Windows 8 sales, it might indicate a less than stellar performance.

"I would definitely take it a sign that it's not super, super strong, but I won't take it as something negative," said Chan at Bernstein, who is expecting 8.3 million Surface sales by the middle of next year.

That averages out at about 1 million a month, a third the rate of the iPad, which notched up its first million sales in 28 days and has now sold more than 100 million units, averaging about 3.2 million a month.

Gartner forecasts that Surface and other tablets running Windows RT will sell about 2.3 million units this year and 9.3 million next year, grabbing about 2 percent and 5 percent of the worldwide tablet market, respectively.

Door-busters

Retail activity will be closely watched. Microsoft will have more than 60 brick and mortar stores open for the release of Windows 8 on Friday, half of them 'pop-up' stores that will stay open for the holiday shopping season.

Third-party retailers are cautiously optimistic.

"We have seen pretty good response to our pre-orders for Windows 8," said Best Buy spokesman Jeff Haydock. "Quite honestly, I don't know what to expect from Friday. I don't know if there will be lines or not. My sense is it will take some time for people to kind of come into the stores and check it out."

Best Buy may give some color on how PC sales are going when it reports earnings on Nov. 20.

Wal-Mart Stores Inc, the No. 1 U.S. retailer, said U.S. pre-orders for Windows 8 PCs "have been better than expected."

Online retailers Amazon.com Inc, Newegg and TigerDirect have been silent on Windows 8 pre-orders.

The full impact of PC sales on retailers will not be evident until chains report same-store sales for November.

Quick reaction

One early indicator of Windows 8's success will be the contents of the online Windows Store. Microsoft has had a harder time drumming up interest among developers for Windows 8, given the risk that there will be fewer users than competing platforms.

Microsoft will not disclose numbers, but there are expected to be 5,000 or so third-party apps available to U.S. users, in comparison with the iPad's 275,000. Some big names such as Facebook will be missing.

In social media, the tenor of comments on the Twitter hashtags #Windows8 and #Surface will give an indication of their reception after Ballmer unveils them both on Thursday.

Many users likely will be shocked by the new design, which dispenses with the Start button and features square tiles for apps.

"Public reaction to the new UI will depend how well Microsoft explains why 'different' is better and teaches how the new experience works," said Gartenberg. "That all starts on Thursday."

By the numbers

The ultimate test for Windows 8 will be PC sales.

Industry trackers are expecting a bump for PC sales in the last two months of the year, but not enough to rescue the whole year, which is forecast to dip for the first time since 2001.

Some analysts had expected an uptick in production of laptops ahead of the Windows 8 launch, but PC makers facing an uncertain global economy have been wary about committing.

Chip maker Intel, which is a good gauge of future PC demand due to its position early in the production process, expects the PC business to grow at only half the normal seasonal rate in the fourth quarter.

Chief Executive Paul Otellini recently told analysts he expects to have a better understanding of the success of Windows 8 in 90 days.

Stephen Baker, an analyst at retail research firm NPD Group, is expecting a 10 percent jump in PC sales for November and December over last year, but said comparisons will be difficult given a profusion of new devices and the volatility of year-ago data.

Fourth-quarter PC shipment numbers from research firms Gartner and IDC will not be published until early January, although analysts say PC makers might start to drop hints about demand before then.

"There will likely be many milestones, but very few will ultimately be decisive. The key point is will PC sales continue to shrink or will they experience a boost," said Al Hilwa at research firm IDC. "We can probably begin to properly judge that with some ambiguity in January."

Okay, so last Friday was my daughter and son-in-law?s wedding anniversary and I stayed with the boys while the parents went out to celebrate.

The youngest of the three, Nathan, the ?boy wonder? who now sports a cast asked me to play a card game with him. ?Sure, want to play poker?? I ask.

?I?ll show you,? he replies and then plops a tin can on the table.

Now I need to give you a little history of the game before I go any further with the story.
Yu-Gi-Oh is a Japanese collectible card game developed and published by Konami. The game is based on the fictional game of Duel Monsters created by manga artist, Kazuki Takahashi.

Nathan runs to the kitchen cabinet and pulls out a magnifying glass for me to use, but it takes me awhile to make out the writing. ?Gran, you have to put your card down on either an attack position or a defense position,? ?Can?t we play poker? It?s hard to read these cards,? I counter.
?Please,? he begs. I do what any loving granny does and I try to play.

?No, you didn?t,? he counters. ?Read the card.?
?But I have a dragon,? I reply. At this point, Nathan calls for help.
Joshua comes in and tries to explain the Yu-Gi-Oh rules to me, but even though he is helping me with the cards, I have this vague feeling that we could probably bring peace to the Middle East, much faster and with fewer rules. Trying to be a good sport, I suffer on and play the game, which by the way, I?m losing, big time.? My oldest grandson comes home from his job and walks into the kitchen for something to eat. ?????????????????????????????????????????????????????????????????????
?How did you con granny into playing this game?? He inquires, laughing hysterically.
?That?s what I?m trying to figure out,? I reply. I now have all three boys helping me, but I still have no idea what I?m doing and I?m feeling really stupid. I was eventually saved from further humiliation by the arrival home of my daughter and her husband.
As I walked out the door, Nathan yells out, ?We can play Yu-Gi-Oh again tomorrow when you come over.?
I need to hide those cards.

They were defeated by Titans by a handsome margin of 59, before a washed out game meant that they needed a win in their last outing against the Scorchers, who had not won a single game so far.

However, their hopes of qualifying to the semi-final stage were dashed after they fell 16 runs short of the 141-run target. Despite being disappointed, Hopkins was keen to talk about the positives the team will take back home, and praised the performances of their overseas player Mahmood, who remained the side?s leading run-getter and wicket-taker. ?

?"Winning was definitely a highlight," he said. "I enjoyed seeing my mates' successes on the park - things like Azhar Mahmood's innings against Hampshire and the team performance against Kolkata. That was one particularly sweet because they beat us off the last ball in the qualifiers last year so we got our own back this time. We were really happy with that."

'Price Is Right' Model Brandi Cochran Fired For ... - AOL Jobs

Brandi Cochran fired Price Is Right

Officially, it's illegal for employers to discriminate against pregnant workers, but in practice, pregnancy discrimination is common, according to the Employment Opportunity Commission statistics. Brandi Cochran, a model on "The Price Is Right" game show from 2002 to 2008, claims that she is part of this trend, saying that she was illegally fired and subjected to insults after she became pregnant.

One incident that Cochran (pictured above) recalled was when she walked past a "Price Is Right" producer, who proceeded to remark, "wide load coming through." The model's civil lawsuit finally went to trial in Los Angeles Superior Court on Tuesday. (The complaint does not specify the amount of damages Cochran is seeking.)

According to Cochran, her employer showed hostility to her pregnancy when she had an earlier pregnancy, from which she miscarried in 2007. A "Price Is Right "producer told her "it's nature's way of getting rid of a bad baby," according to TMZ.

When she got pregnant the following year, and miscarried, she went on disability leave for post-partum depression. After producers began dropping off in requesting appearances from her, they eventually told her she was being terminated, according to the Law360 website, which reports on business law.

"The producers couldn't sell her pregnancy, they couldn't sell her disability, and she couldn't be exploited, so they fired her," her attorney James Urbanic said during opening arguments.

Cochran's suit was filed back in 2010 against CBS Corp., FremantleMedia Ltd., and The Price is Right Productions Inc. Superior Court Judge Kevin Brazile dropped CBS from the suit back in September, citing the television network's lack of involvement in staffing decisions for the show.

In presenting his client's case, Urbanic said that after Cochran announced her first pregnancy, the producers drastically reduced the model's appearances on "The Price Is Right."

FremantleMedia attorney Kate Gold, said Cochran's firing had nothing to do with her pregnancy. Gold said that when Bob Barker left as the game show's host in 2007, and Drew Carey became the new host, it began using fewer models and chose models that could adapt to Carey's "improvisational style."


Moreover, Gold said the show's producers didn't even know about Cochran's depression, and even if they had, the producers would not consider it a problem. After all, the show's new host had a widely cited public record of talking about his own depression and history of suicide attempts.

The suit, which is expected to wrap up in three or four weeks, is the latest in a line of lawsuits involving "The Price is Right" and its models. According to a report by Time magazine, the lawsuits that have gone for decades depict "an institutionalized attitude that allowed executives to treat models on the show (and female staffers) as second-class citizens."

Perhaps the most famous suit came from show model Dian Parkinson, who sued the "The Price Is Right" back in 1994 for $8 million, claiming that she had been forced to have sex with Barker to keep her job. Barker denied that, but he did eventually say that he and Parkinson had a consensual relationship. While the judge dismissed the wrongful termination part of the suit, it was Parkinson who decided not to pursue the sexual harassment charge, citing insufficient funds.

One former model who had better luck was Holly Hallstrom, who was let go from "The Price Is Right" in 1995. Her termination led to a series of lawsuits and countersuits, in which she claimed she was dismissed for both gaining 14 pounds and not helping Barker to fight back against the charges being made by Parkinson. The parties eventually settled out of court, with Hallstrom walking away with a multimillion dollar award.

While Carey has not yet been ensnared in any of the suits, the string of litigation has continued into his reign as host. Just last year, former show model Lanisha Cole filed a lawsuit citing wrongful termination against "The Price Is Right." Cole says her treatment on the show changed dramatically in 2009 when one of the producers began to skip over her in favor of another model with whom he was having a relationship. The producer, named Adam Sandler (no relation to the comedian), also allegedly would burst into Cole's dressing room without knocking, castigating her for not wearing her microphone on set.

Cole's case, like Cochran's, is still in the courts.

US to return 4,000 archaeological items to Mexico

EL PASO, Texas (AP) ? U.S. Immigration and Customs Enforcement will return to the Mexican government more than 4,000 archaeological pieces seized at several locations across the United States by customs agents and investigators.

ICE spokeswoman Leticia Zamarripa says the cache of items mostly date from before the landings of European explorers on the North American continent. The lot includes pre-Columbian stones used to grind corn and other grains, statues, figurines, copper hatchets and other artifacts. They were seized in El Paso, Phoenix, Chicago, Denver, San Diego and San Antonio.

They'll be displayed during a ceremony Thursday at the Mexican consulate in El Paso. The ceremony will be attended by the Mexican Consul General Jacob Prado and U.S. Homeland Security Investigations officials.

Life on Food: Slow Cooker Baked Apples

I have been giving way too much attention to pumpkin this fall.? I think for every one apple recipe posted there have been at least three pumpkin.? My apologies.? I actually love apples but eat them just plain.? Raw.? Delicious.

Last week Mr. J was in Alaska.? All week.? I hate Alaska.? Not only was he gone but talking is nearly impossible with the time difference.? He was getting done at work just as I was climbing into bed.? 5 minutes conversations just aren't enough.? He is back now so enough of that...the point is I was by myself.? Bored.? I couldn't really cook because when I cook massive amounts of food accumulate.? Instead I played on the internet until I found something suitable.??

Slow Cooker = Easy

Brown Sugar and Walnuts = Smile

These were super quick and easy to get prepped.? Then all I did was turn on the slow cooker for 3 hours. ?

You could call this dessert but I called it the most perfect fall snack.? Breakfast is also very much an option.? I had these baked apples for both.

  • 2 tablespoons orange liquor (optional)

Preheat a large crock-pot on high heat and preset it for 3 hours. In a large bowl, mix brown sugar, walnuts, butter, and cinnamon. Fill the apples with the filling and place them in the crock-pot. Pour in the apple juice or cider and the liquor, if using.


Cover and cook 2 1/2 to 3 hours on high heat until the apples are soft and begin to collapse.

Standard games these days must follow regulations with regards to different martial arts and sports uniforms, including: Karate Uniform - Also known as a gi, this is is the standard uniform for Karate-do.

The Karate uniform is lighter with a looser fit. There are three cuts of karate uniforms: Kata, European and Japanese. Each one can not weigh more than 16 ounces. The Japanese style favors longer cuts for the sleeves and trouser cuffs in contrast to the European style of shorter cuts and cuffs. The Karate gi comes in various styles and color such as black, red, blue, and white.

Taekwondo Uniform - Known as Dobok in South Korea, this is the uniform used for the country's national sport. White is the most accepted color uniform, with the standard colored belt tied around the torso. There are three different jacket styles to choose from for the Taekwondo uniform.

Judo Uniform - The Judogi is made from traditional fibers and is similar to the Karate uniform. The uniforms are traditionally blue or white for Judo competitions, and a participant will be disqualified for wearing a non-standard uniform.

BJJ Gi - Jiu Jitsu is a Brazilian martial art that takes its basic forms from Japanese combat sports. A uniform consisting of a heavy cotton jacket, pants and a belt to close the jacket is what is worn for this sport. White, black, and blue are the only colors allowed to be worn by participants during the competitions.

Martial art weapons - These weapons look like traditional martial arts weapons, but they are made from safer materials such as wood, rubber, or foam.

Student Loan Debt And Financial Literacy: Lack Of Safeguards ...

The first in her family to go to college, Alicia Aiello wanted more than anything to study at Syracuse University. But tuition at the private university was expensive, her parents couldn't help much, and she didn't get enough financial aid to bridge the gap.

So within her first semester, Aiello found herself taking out an $18,000 bank loan she couldn't afford, with terms she didn't entirely understand, on which she'd owe $6,000 worth of interest before she paid back even a penny of it.

"I was really confused, and when I found out someone would give me $18,000 without a co-signer, I was really excited--until later down the line, when I found out how much I was going to owe," Aiello says. "That was probably the biggest mistake I ever made."

Many students are making mistakes like this, revealing the little-reported reality that America's student-debt crisis is being fueled in large part by borrowers' ignorance about financial matters in a system that makes getting a loan so easy, many don't have a clue what obligations they've assumed.

"A lot of us don't have parents who went to college or who understand anything about this process," Aiello says. "I have a lot of friends who just signed those loans without any idea what was going on. There are a lot of oblivious students."

Students appear to know so little about the repercussions of the loans they take out, in fact, that some universities are starting to require them to undergo financial-literacy training. The first statewide plan to curb student-loan defaults, announced with great fanfare by the State University of New York system, consists not of making more direct grants available or providing tuition discounts, but almost entirely of helping students better understand the debt they're getting into.

It's not altogether altruistic. Universities and colleges are being judged on their average loan debt and default rates, and stress about finances can derail students and cause them to drop out at a time when funding of public higher education is increasingly tied to its success at producing graduates.

American university and college students graduated with an average of $26,600 of debt last year, according to new figures from the Project on Student Debt. More than nine percent default within two years, and 13.4 percent within three, the U.S. Department of Education reported last month.

Principal among the missteps feeding this rising sea of red ink is students' decisions to borrow from banks and other private sources, which typically charge more than federally guaranteed loans administered by institutional financial-aid offices.

Federal loans have fixed interest rates and flexible repayment terms. Private student loans have variable interest that is usually higher, and often require parents or others to co-sign and become responsible if the loan is not repaid.

"You're really at the mercy of your lender if you hit hard times," says Lauren Asher, president of The Institute for College Access & Success. "And lately we've had some bad times."

More than one dollar in five of student loans comes from these private sources. But at least half of undergraduates who take out private loans are eligible for cheaper federal loans, the institute reports.

Financial-aid officers say the best deterrent to debt is information. And student borrowers appear to be getting very, very little of that.

"A lot of my roommates and friends have no idea about how much debt they're in," says James Beck, a senior engineering major at Syracuse.

A study by the Project on Student Debt found that some college and university financial-aid departments don't publicize their office hours or contact information, use technical language students don't understand, provide materials only in English while serving more and amore non-native-English speakers, are open only during the days when increasing numbers of students are taking night classes, and put their least experienced employees on the front lines to try to answer student questions.

"You hear people talking about this issue, but what are they doing about it? How are we educating our students to know how to borrow smart, and doing what we can to reduce the loan debt?" asks Jason Deitz, assistant director of student financial planning at Alvernia University in Reading, Pa.

Meanwhile, budget cuts are thinning the ranks of already overworked financial-aid employees. Deitz's office, for example, has five people serving nearly 4,000 students.

"There are many financial-aid officers who agree that there should be one-on-one counseling to explain to students how much they'll owe, but most of them simply don't have the staffs to do that," says Thomas Brock, director of postsecondary education at MDRC, a nonprofit research center created by the Ford Foundation and originally called the Minority Data Resource Center, which is studying these efforts.

Technology and federal regulations seem to be doing more harm than good. Students apply for loans on the same form they apply for grants, which can downplay the high stakes of borrowing. There are also only minimal federal requirements that students receive in-person financial counseling. They can simply read the terms of the loan online, which is where they also sign the master promissory note.

The process takes about 20 minutes, says Cynthia Grunden, associate vice chancellor of student financial services at City Colleges of Chicago. "They're going to take out that loan without thoroughly understanding that decision," Grunden says.

Compare that to the endless, complex process of taking out a mortgage.

"Students will go through the [online] entrance counseling and they'll fly through it and try to get it done as quickly as possible," says Deitz. "They're not reading the fine print. And then they'll end up saying, 'I owe what? I have to pay how much?' "

Aiello learned the answer to that question the hard way. She has graduated now, and is working as an assistant video editor at a marketing company in Philadelphia. Good thing, too--her college loan repayments come to more than $400 a month, including $195 for just that one private loan she took out as a freshman.

"I really want to get started hacking away at that," she says. "It's riding on my back."
